What the Intracoastal Gap Closing Actually Means
The gap closed in early 2026. Tutto Mare opened at The Royal Poinciana Plaza in the first week of January, and it is currently the only restaurant in the Town of Palm Beach sitting directly on the Intracoastal. The kitchen is the Tutto il Giorno group's first Florida project, coming down from a track record in East Hampton, Southampton, and Sag Harbor, and the room seats up to 200 under twelve-foot oak-beamed vaulted ceilings inside the reimagined Royal Poinciana Playhouse.
Two things about this are worth pausing on.
The first is architectural. The original Playhouse sat idle for roughly two decades before the current redevelopment. A working restaurant on that footprint, open through August, is not a restoration of an old rhythm. It is a new one.
The second is menu-adjacent but more useful to residents. The kitchen leans into what Gianpaolo de Felice grew up cooking in southern Italy: branzino acqua pazza, fritto misto, paccheri con frutti di mare. That reads as a specific dinner, not a hotel restaurant filling a slot.
The Vineta Rooms Are the Quieter Story
Tutto Mare gets the press because water sells. The room that will change more Tuesdays, though, sits three minutes' walk south.
The Vineta Hotel opened as the first U.S. property from the hospitality group behind Hôtel du Cap-Eden-Roc in Antibes, Le Bristol Paris, and the Eden Rock in St. Barts. Inside it are two rooms that are quietly reshaping the island's summer evening.
Coco's is the courtyard restaurant, built into a restored 1920s courtyard rather than dropped into a hotel dining room. French Riviera in intent, with signature dishes carried over from the Hôtel du Cap including steak Diane. The distinction between courtyard and hotel dining room matters more in July than in February. A courtyard in a Palm Beach summer sits under trees, cools after eight, and does not feel like a lobby.
The Vineta Bar is the meaningful piece for longtime residents. It is a deliberate nod to the former Leopard Lounge inside what was the Chesterfield, with a cocktail program housed in a meticulously restored historic space. What the Resorts Are Quietly Doing
Off the walking circuit but still on the island, the two anchor resorts have staffed up for a longer summer.
The Breakers Palm Beach invites guests to celebrate the season's finest flavors with special prix-fixe menus available at select restaurants June 1 to August 31, 2026. Thoughtfully crafted by the resort's acclaimed culinary team, each menu showcases the freshest ingredients. The two most useful for a resident on foot or a short drive away are Echo, minutes from the resort, with cuisines of China, Japan, Korea, Thailand and Vietnam, and Henry's Palm Beach, situated at Via Flagler by The Breakers on Royal Poinciana Way, an American bistro of elevated comfort food. Henry's sits directly inside the walking circuit above.
At the Four Seasons, Florie's Palm Beach is running a three-course summer dining experience inspired by the coastal cuisine of Chef Mauro Colagreco. Colagreco's own three-star restaurant, Mirazur, is roughly six thousand miles from South County Road. Having his kitchen team's coastal Mediterranean sensibility available in August, without a reservation booked six months out, is a category of summer luxury that Palm Beach did not previously offer at this price of effort.
For breakfast and the walk-back-from-the-beach hours, Celis Juice Bar, the vision of three brothers from a second-generation produce family, runs a menu of juices, smoothies, acai bowls, and breakfast and lunch options; their Dixie flagship has been a community hub since 2015, while their Royal Poinciana bar brings fresh bites on the go to the island. The Royal Poinciana Way location is the one that folds into a summer routine on foot.
What Is Not on the Island
A word on the temptation to over-list. County-wide summer coverage will point you at buzzy new rooms that read like island dining and are not.

- SeaHawk Prime is up in Lake Park.

For anyone who already owns a condominium on the island, the practical consequence is straightforward: the calendar between the last snowbird flight north in May and the first return flight south in October now has actual dates on it. For anyone thinking about a lock-and-leave residence here, it is worth pressure-testing the old assumption that Palm Beach empties out. It is, at minimum, no longer quite true on Royal Poinciana Way.
Proximity has always priced at a premium in Palm Beach, but the definition of proximity has shifted this year. What has changed in 2026 is which addresses now put a resident within a five-minute walk of a working summer calendar. Buildings between Sunrise Avenue and Royal Palm Way, from Cocoanut Row east to the beach, sit inside the new circuit. Everything above the bridges is a car ride, which in July is a meaningfully different lifestyle.
The old logic said: buy for the view, endure the summer, come alive in November. The 2026 logic is closer to: buy inside the walking radius, and the shoulder months stop reading as shoulder months.
